What is proposed to be built at One Union Square?
A six-story mixed-use building with 150–200 residential units — including 30–40 affordable homes — ground-floor retail, and indoor civic space such as a potential Somerville Public Library branch. The project will also deliver over 25% at-grade open space and 15% publicly accessible civic space, with no vehicular cut-through between Somerville Ave and Everett Street.
What are the benefits to the public?
One Union Square offers a comprehensive set of community benefits: 150–200 new housing units (30–40 affordable), a unit mix of over 50% two- and three-bedroom homes for families, at least 15% publicly accessible civic space and 25% at-grade open space, city-planned streetscape improvements for pedestrians and cyclists, and the potential for a dedicated Somerville Public Library branch. The project will also provide relocation assistance for all existing businesses on the site, as well as generate a significant increase in property tax revenue over current uses, providing new resources for the City.
Why is a zoning amendment needed?
The lab building previously contemplated for this site is no longer economically viable to develop. At the same time, millions of square feet of commercial space have already been permitted and built in Union Square since the passage of the Union Square zoning ordinance — and Greater Boston is experiencing a significant housing shortage. The current CC5 zoning does not allow for residential uses, so a zoning map amendment to MR6 is required to allow housing on this site.
Does The Hamilton Company have the right to develop this property?
Yes. The City of Somerville has confirmed that The Hamilton Company has the right to pursue a development on this property consistent with the base Somerville Zoning Ordinance. The Union Square redevelopment plan and any approvals granted to the Union Square Master Developer do not affect this right.
Will the existing tenants stay?
We are committed to providing relocation assistance for all existing businesses currently on the site, and we look forward to welcoming new retail and civic tenants that add vibrancy to the community.
What approvals are needed to build this project?
A City of Somerville zoning amendment followed by a Site Plan Review and Special Permit approval.
When will construction begin?
Construction timing depends on the approval process. The next key milestone is the City Council & Planning Board Public Hearing on April 16, 2026. Following zoning approval, the project will proceed through Special Permit and Site Plan approval, then Building Permit submission, before construction begins. How tall will this building be?
Six stories — 75 feet tall (85 feet including mechanicals). This is consistent with the Union Square Overlay District height limit, and the proposed project will not exceed it.
How many parking spaces will there be?
This transit oriented development is located near the new Union Square Green Line Station and as a result, the amount of parking is limited to 110 spaces. The amount of parking to be provided will be determined as the project moves forward”
